Spacious sitting room with wood burning stove; smart TV.
Snug off the sitting room with sofa (can be made into double sofa bed on request); Freeview TV; writing desk.
Hallway & winding staircase (with under-stair toilet) leading to upstairs bedrooms & bathroom.
Parking for 2 cars beside the front entrance.
There is an east facing bench outside the front door - perfect for a morning coffee.
Private, sunny garden with lawn, circular bed & bench accessed through an arch. This leads into a strip of woodland where we put up a rope swing for children.
Shared washing lines.
Guests are welcome to spend time in the paddock if they wish and visit the hens.
The best place to kick a football is in the Den of Alyth, in the large grass area beside the play park.
Central heating (biomass boiler), electricity, Wi-fi, locked bike store, bed linen, towels & tea towels, washing up liquid, dishwasher tablets, hand soap, logs & kindling for the wood burning stove, tea, instant coffee, sugar & other useful larder items such as cooking oil, salt, pepper, flour, herbs, stock cubes.
Parking is at the door.
There are 3 steps up to the front door; the ground floor is then all on one level.
There is a winding, carpeted staircase leading to the first floor bedrooms and a further 6 carpeted steps to the family bathroom.
Please note that the downstairs toilet under the stairs is the old 'gardener's loo' - it has narrow access and no basin (we provide antibacterial hand gel).
There is a gentle slope to access the garden area.
We welcome pets but please note we have a one pet policy. For dog owners there are lovely walks in the Den of Alyth at the bottom of the drive.
We respectfully ask that guests keep dogs on a lead; clean up after them and avoid letting them pee on the lawns.
No pets in bedrooms or on furniture please.
The accommodation is very private but we are on hand should you need anything as this is a stand alone wing of our house.
